I am looking at having our covered back patio (approx 20 x 9 feet) screened-in with a two foot tall limestone wall around the base of it. We would also like a 15 x 9 foot flagstone patio next to the existing porch. Can you tell me if you offer these types of services?

We had a screened patio converted into a family room at least five years ago. The patio already had a concrete slab and about four feet were added to it (length wise). The patio was then enclosed and its roof was also extended.
We have had nothing but woes since the initial remodeling. The first roof was flat and it started leaking. Another pitched roof was put atop it and the adjoining garage, but that went kaput and started leaking. We had another roof put on and it eventually began to leak (is leaking now).
We're at a loss as to what has to be done. Would you be able to look at this mess, ascertain what all needs to be done and fix it for good?

Our house is one story, but we would like to add a second floor, with a master bedroom with bath and kitchen and 2 bedrooms with a bath. Can you guys do that, our house is about 1900sqf?

We live in a Sitterle Garden Home in The Heights of Stone Oak. Like all homes in this community, we have a built-in gas fireplace, which we never use. I would like to remove the fireplace, and in it's place, wall-mount our flat screen television. Is this the type of work you take on?

I would like to have an entry open up to our dining room which would involve relocating our refrigerator, but I think the wall is a load bearing wall, Can this be done and does your company get all the permits needed?

Do you do any work outside of San Antonio? If so I have a question. We started an addition onto our existing home and it has proven to be to much for us. It is a project that is moving far to slow. Could your company finish what we started? Would you just approach it as a renovation or is there more to it. Thank you for your time.

Do you charge for estimates?
I'm looking to have three support walls removed to have an open floor plan. Would like to know the estimated time and cost.

Couple of questions: Is your labor force certified and screened? I ask because we have had work done with a company we considered excellent but when the work begin the people that came to do the work were inexperienced, did not know or adhered to city codes, were left unattended and were not very professional. And do you also do floors? we want to remove carpeting and install tile, and remodel kitchen.

We live in Boerne and are interested in either adding a bedroom/bath addition (possibly over our garage, or converting the garage) OR a small guest house near our pool (studio size with bath). Do you have a ballpark per sq. footage price for this? We are thinking 400 sq ft. or so.

Most remodeling projects take between 3 to 6 weeks, though the time required depends upon how extensive a renovation you want.

Does Lone Star perform insurance work?
Yes we do! We have performed hundreds of insurance renovations in San Antonio. We do charge a fee for insurance bids, starting at $175.

What are some options for financing a room addition?
If current mortgage rates are higher than the existing mortgage, then a home equity loan will probably make the most sense. If current mortgage rates are lower than the existing mortgage, then refinancing the entire home, including the cost of the family room addition project, may make the most sense.

We certainly would like to look at your room addition. There are some important unknowns about the foundation, and framing that we would need to evaluate. We have designed and built hundreds of room additions in San Antonio and have the experience to perform this repair for you.

Yes it is very likely that we could add a 2nd story to your home. We would need to come to your home and then draw up full plans to submit to the City of San Antonio for review.

Yes we sure can take care of that for you. Since fireplaces don't get much use here in San Antonio, we remove them all the time.

Everyone that performs work at your home is an expert in the area they are working on. We also screen and background check all of our employees and subcontractors.
We most certainly install flooring of all types.

Additions vary in cost based on a number of factors however in many cases construction cost can be estimated by about $125 per square foot. Many people will over look the cost of the impact area - that is the side of the home that will have the addition and what is needed to be done on this side of the wall.

There can be an issue matching brick unless you have excess brick.
